Ah, it is Summertime! I love the warm weather, and this week started our "Monsoon" season! The lightning and thunderstorms are so fun to watch and listen to.  Plus, they make for amazing sunsets! The muggy, moist air reminds me of being on a tropical island. It only lasts a couple of months and it is nice to have a little change from our typical dry climate.

As we cross the halfway mark of 2025, it’s the perfect time to pause and share what’s happening in our beloved Sedona" data-wsc-lang="en_US" data-wsc-id="mcnt1zt2fpj357ssa">Sedona real estate market.

This 2nd quarter, we had 104 single-family home sales in Sedona — that’s a 20% decrease compared to the same time last year. To put that in perspective, it’s the same number of sales we had in the 2nd quarter of 2020, right in the middle of the pandemic.

So far in 2025, we’ve closed 196 homes, and while we’re hoping to reach our usual annual average of around 400 sales, it’s clear the market is moving at a slower pace.

One of the more interesting trends is that days on market have increased across the board — except for homes priced between $1M and $2M. This price range is our hottest segment, with about twice as many sales since January than any other price range.

Inventory is also on the rise. Active single-family home listings have climbed from 143 last July to 165 today. Encouragingly, pending sales are up too — from 29 last year to 43 now — suggesting some renewed buyer activity.

For those keeping an eye on affordability, there are only 16 homes currently available under $800K, with the least expensive home starting at $579K. It’s safe to say, the era of “affordable Sedona” is behind us.

Despite rising inventory, prices remain steady. Our average sales price stands at $1,368,000, and the average price per square foot is holding strong at $521. However, if inventory continues to build and sales don’t pick up, we may see more motivated sellers adjust their prices to stay competitive — classic supply and demand at work.

At the end of the day, Sedona remains a dream destination. Its natural beauty, peaceful energy, and vibrant community continue to draw people from all over the world. I truly believe there’s no better place to call home.
