Sedona 2025 Year End Stats!

I hope you had a fun and peaceful holiday season, and your New Year is off to a great start!  I was blessed to visit my grandchildren over the holidays. It never ceases to amaze me how much they can fill my heart with joy!  I think that is why most of my Seller clients tell me the reason they are moving is to be close to family.

As we close the door on 2025, it’s clear that Sedona’s real estate market finished the year with more momentum than many expected.  

We ended the year with 422 closed sales of single-family homes, and the real surprise came in the 4th quarter, which outperformed all other quarters in total sales. That strong finish brought our annual sales numbers back in line with pre-pandemic levels. It is a 16% increase from 2023, which holds the record for the least amount of sales. This is a welcome sign of market stability returning.

The majority of home sales in 2025 occurred in the $1M–$2M price range, accounting for 169 sales, reinforcing Sedona’s continued strength in the luxury and upper-luxury segments. The average sales price rose 6.5% year over year to $1,368,000, while the average price per square foot of $526 has only edged up slightly over the past several years—suggesting pricing has remained relatively steady despite market shifts.

Inventory tightened as the year progressed. We’ve gone from 141 available homes last January to just 117 currently on the market. Many sellers made the strategic decision to pull “stale” listings during the slower winter months, rather than chase the market.

Looking ahead, we anticipate an influx of new listings in Spring 2026, which should give buyers more choices and create a more competitive environment for sellers. If increased inventory is paired with lower interest rates, we could see a noticeable jump in overall sales activity next year.
